LOCATION

Tamworth

Tamworth, located in northern New South Wales, Australia, about 400 kilometers from Sydney, is regarded as the "capital" of the New England North West region. With a population of over 64,500, the region aims to grow to 100,000 residents by 2040. Tamworth is seen as the economic engine of the New England and North West regions, with strong confidence in its future growth.

Over the past two years, more than $300 million in development projects have been approved, highlighting the region's booming construction industry and its impact on the local economy. These projects include new tourism infrastructure, residential and industrial subdivisions, and major expansions of existing industrial and commercial facilities.

Country Music Capital

Every January, the famous Country Music Festival attracts enthusiastic participation from 50,000 music

lovers nationwide. But Tamworth's charm extends far beyond this.

Strolling through the city center, you will find the Hands of Fame Park, which features the handprints of over 300 country music stars and a giant golden guitar standing up to 12 meters tall. You can also pick up souvenirs at the Big Golden Guitar Tourist Centre.

Global Gateway Park

The Tamworth Regional Council has launched a multi-phase, large-scale business park and logistics project called the Tamworth Global Gateway Park (TGGP), aimed at significantly enhancing the city's economic landscape and providing long-term benefits to the broader region.

Adjacent to Tamworth Regional Airport, which can accommodate Boeing 737-sized cargo planes, TGGP is well-positioned to capitalize on opportunities in the transport, freight, manufacturing, and warehousing industries.

TGGP is viewed as the new "economic engine" of northern New South Wales, with a purpose-built, dual-sided intermodal rail freight terminal soon to be constructed.

Tourist Town

In Tamworth, you can explore the town's 150-year history through its buildings and landmarks, including the old railway station, breweries, mills, and schools, which serve as living museums preserving stories of the past. Today, Tamworth is a vibrant town known for its high-quality red wine, a growing retail industry, and a bustling downtown.

The town has a lively tourist economy and rich artistic resources, such as the Tamworth Regional Gallery, a visitor information center, the Country Music Hall of Fame/Wax Museum, and the Capitol Theatre. Additionally, Tamworth features international-standard athletics facilities, an indoor sports center with seven courts, first-class lawn venues, and playing fields. The Australian Equine and Livestock Events Centre (AELEC) is a globally recognized facility.

Market Analysis

High Housing Demand

The increase in population has led to a demand

for housing that far exceeds the supply. This high

demand for housing is driving up property prices

in the Tamworth region.

Low Vacancy Rate

The vacancy rate in the Tamworth region remains below the healthy benchmark of 3.0% set by the Real Estate Institute of Australia. This indicates a high occupancy rate for rental properties, creating a favorable environment for investors.

Rising Rental Demand

With a large influx of new population and job opportunities entering Tamworth, the demand for

rental housing is rising, and rents continue to increase, providing stable rental returns for investors.
